No judgements here, but I wouldn't pay either one before seeing a unit; that seems ridiculous to me unless it is a very large multifamily building that would have other rentals come open.

If that doesn't work, and they are not gone by the end of the month, pursue an eviction and go after every dime you can get, including past due rents, and make sure to file your judgement on their credit report.

However, if the current owner of record does appear and does claim an interest in the property, then the party who has been paying the taxes would need to either provide the bankruptcy judgement as proof of their interest, or make a claim of adverse possession (that is assuming they can meet the legal requirements for adverse possession).
