Every room looks exactly the same. 

Keeping cashflow, maintenance and room sharing in mind, Padsplit works best with about 6-8 bedrooms.

In my head i picture a some empty room with a printer on the floor and stacks of paper everywhere, having to drive to the post office and handing them a list where they hand type every address one by one.

For me personally, I would leave it a loft so the renter could have a playroom for kids, office space, family room, etc.

Many people usually start off with house hacking where you purchase your primary and rent out the other vacant units/rooms to lower your mortgage payments.

But if we sold the land to the builder with comps close to 240k in that area, you would still make > 20 grands.

So on those projects I had to take them over and I think at best we got principal back and on one or two might have lost a few grand..
