I just don't look at Rochester as a place that would have a tourism at the scale that Airbnb businesses would do well over long-term rentals.

Do you learn how to locate a note or grade a note?

If so invest locally, gain experience and knowledge, scale up and go from there. 

It will depend on what your goals are, but if you'd like to scale fast, you could leverage the $100k cash to buy 2 or 3 duplexes in lower priced markets that have higher rent/price ratios.You could use these properties to learn the ins-outs of OOS investing and use these to build your network and confidence in the market.

If looking to scale flips and create systems around it to minimize your time and involvement, I'd highly recommend putting a team in place that can handle the day to day operations. 

At a high level, this is generally the path people take - we see a lot of people have success in this route - start building the portfolio with banks, low down payments, and then **generally** when you hit around 5 or so properties - it starts to make sense to switch over to LLCs, its too hard to qualify/deal with paperwork of banks and switch towards private lenders like DSCR Loans - (LLC friendly, easier) to scale past 5 or so.

As you move up the scale to higher prices, you get more benefits/services.
