I am a gold miner and even from the California Gold Rush days, they have been saying that "the way to make money gold mining is to not to mine the gold, but, to mine the gold miners." 

It's not to be discouraged, just know that there are other paths to gold.  

They are worth their weight in gold.

I approached a larger branch bank chain, would i have better luck at a small credit union or a mom and pop bank?

Like you said, @Jay Hinrichs, there's a lot of low value properties in certain areas here, specifically Milwaukee county, but the suburban areas could be a gold mine for an agent, and I know several that do very well.And these are both cash strategies for me, where my money will go as soon as I'm making it is into rental properties, and I currently have different savings categories, with one being the down payment for a first property (assuming I don't find a convenient sub2 or seller finance before that).Thanks again everyone, and happy investing!

If you've read the book "Think & Grow Rich" by Napoleon Hill, think about the "3 feet from gold" story he references.  

The liquidity of a note is based on its characteristics which make is saleable: pay history, equity, borrower credit, down payment, etc; (of course this is assuming its Dodd Drank compliant, has a good chain of title, etc) and the liquidity of how quickly it can be sold on the secondary market is dictated by price, aka yield.

If yes, you are welcome to choose one of the colors I matched up to colors used in brand new houses in my area....or use the colors as a spring board so as not to go too dark/light gold/gray.
