With the election over and the New year approaching ,its a waiting game for that extra 1/2 or full point to come down.

Banks definitely serve their purpose for traditional loans, but when speed and adaptability are key, private lenders can be a game-changer.

The pumper are trying to lure the last FOMO to enter the remaining stage of the game.

I know we all get caught up in the frenzy and the excitement of large deals and great cash flow, but there are no get rich-quick schemes in this game. 

I’m not set on anything so far, so I’d appreciate any advice you have on getting in the game!

It's a game changer once you have a few employees and operate that many so everyone stays on the same page.

The man selling said he knows he will lose money on the deal as the property already appraised for $560,000 but would love to get a young investor like myself into the game since his son did not end up sticking with it.

Of course a lot of gaming.  

And I generally require a sponsor that has full real estate cycle experience with little to no money lost, low leverage, high skin in the game and reasonable fees and promotes.However, other investors will look at these deals as bad/too boring for them because they are more aggressive and not concerned about the risks of default, refinance, interest rates changing etc.
