NY Market is very competitive, so getting a good deal might be worth the investment of being flexible with your preferences or any upgrades needed on the property; cheap houses are houses that need work or problems that need to be fixed. 

I am guessing I need to look for non-conventional financing, but which are the well-knowns to provide this type of flexibility where I do not need to wait 6 months or year?

Investing in Detroit in 1950 seemed like a solid bet.  

I don't think Red Deer south is a smart bet right now.
