HostGPO charges you a fixed monthly membership fee.

Too many are locking up properties at retail prices and tacking on outrageous assignment fees, leaving no room for investors to profit.

They give the same $12k in closing costs to new buyer, $24k in realtor commissions, tack on say $4k in late fees, foreclosure costs, etc etc etc  so they “net” $360k.

If that investor hadn't planned it carefully and re-invested that money into the property or even the purchase of another then a recapture fee would hit them hard. 

Don't get me wrong:  cash flow is still an important factor, it keeps the lights on, it pays for repairs and upgrades.

Realistically, to make the business work, they are hoping all the people who are using the "free services" to eventually go into banking where they can collect fees for anything bank related.

What do I do differently to "earn my fee"? 

The management company replaced some of them, however there are still several other fees related to the theft that we are trying to get reimbursed for (they told us we would not be charged, they charged us anyways).

These folks wont tell you not to pay them massive fees! 

Their contribution depends on factors like local demand for ADUs, their design and size, and how they’re used (e.g., rental income potential).
