@Rob Beland  The lack of IRS recognition doen't amount to a law, nor is it persuasive in a tort lawsuit, nor does setting up an LLC cost thousands of dollars, nor does an LLC stop you from getting insurance... but I understand the point you are trying to make.

You're basically shifting the date of gain recognition.  

If he has not yet filed his intended claim of adverse possession, then your title to the property is facially sufficient for you to assume exclusive use of the property and I agree with @Lynnette E.

These are good and the newer versions/models had facial recognition that snap shots zoomed in faces and sends those faces to your phone which is better than a screen shot of the entire screen because you'll end of going to viewing footage on other notifications (something is at side gate).

Bigger companies such as KW, ReMAX and Century 21 offer good training programs and name recognition, however their commission split is high and you pay monthly office fees.

It often is brand recognition that brings people to our door.
