It is my view, based on the rationale of the 15 year exclusion and based on what senator Weinkowski indicated, that it is an interpretation that does not match the intent of the law makers.  

Someone who is 25 and single just starting their work career is in a much different place than a 45 year old adult with a family and entering peak earning years - so too someone at the end of their work career with kids launched and on their own   And then there is the opportunity cost to any investment decision.

In the jurisdiction that I own, owner builder is not exclusive to owner occupied.  

I'm all for college eduation, contrary to the crowds, I believe the experience prepares you for adulting.

Just today, I posted something to the regular forum that is open to anyone and the same thing again to the Exclusive Pro only forum and the difference in results was amazing.

I work with a few lenders that are already making a killing by pivoting exclusively to gov't backed mortgages (read: extra back end profit) for hospitality that can't get financed elsewhere.

Obvisoulsy those are mutually exclusive, so you have to emphasize one over the others. 

A 12 x 15 bedroom can easily fit four kids in bunk beds or two teens/adults, whereas a 10 x 8 room would be really tight.
