I would be very surprised to hear you could keep any of the money and based on your potential legal costs in a court case I would personally err on the side of getting the place rented as soon as possible.

They really aren't that big of deal but it seems like they always find something wrong fix what they ask (as long as they don't sound erroneous) then collect the checks.

Technically on the eviction notice there is a notice about them having 10 days to contact you about removal of their items, however, I err on the side of caution and also mail them a letter with the verbiage about their property.
