I've totally embraced the concept of leverage, especially in the current interest rate environment.

Now that rising prices has slowed down (from 30% in 2012 and 2013 to a healthier 5%-10% in 2014 -2015) and rental rates are on the rise, the cash flow will also get better over the near future.I disagree with the doom and gloom that our market is over leveraged etc.

As landlords, we'll need to embrace this to keep relevant.  

As a future investor, I can't bring myself to fully trust and embrace the market (stocks, bonds, trust funds, etc), seeing how my 9-5 401k isn't doing so well, and relying on my company's pension plan isn't for the faint of heart.

EMBRACE ME !

For those real estate professionals that are still not embracing the power of BiggerPockets, I ask you why not?!?!  

Percentage wise it is the same for big or small investors so I can not embrace the mentality but to each their own.

When I got onto my board, I knew even beforehand that the current manager had to be fired because they couldn't embrace the technology like online payments and basic communications over email.
