While the location is great, parking is an issue, and can really only accommodate about 4 - 5 cars total at time reasonably. 

To avoid that, set a firm, realistic budget from the beginning and make sure you stick to it.

I bought 6 unit property in Wildwood,NJ,in November 2024, doing rehab now,  should be done by May 2025I am planning to subdivide 6 unit building to 6 separate condos and sell fall 2026, , if there are any experts in 1031 that can help me?!

Turns out, the previous owner did take many steps to mitigate the moisture damage and the home was very dry and mold free when we acquired it.

I am renting two units (1 basement and 1 side unit) in my primary residence.

I could keep it and rent it, rents are good and in high demand but just looking for a different property type. 

Eventually 1031 and defer until you die.

I would consider staying with your parents and investing in another market that stretches your dollar and covers the cost of a professional property manager.

And your point about a lingering HM loan makes sense.
