Drug addicts do this quite often and sell the copper for scrap value so they can get their next fix. 

We have 59 units and (mostly untreated) mental illness and personality disorders have (likely) been the underlying causes behind the aberrant behaviors that have prompted every single non-renewal and eviction that we've had in the last 5 years (expect for the drug dealers- who we also non-renew but they are easier to work with).

How about people that abuse drugs or alcohol? 

Sure, in the year where we trust random Facebook/Reddit people to find out about dieting, crypto investing and Covid treatment, why not ask about LLCs at the same time?

I haven't found much of value after a move out or an eviction (well, my son and I once found a packet of what we assumed were drugs and I suppose the tenant would have found that of value but we presented the stuff to our local police instead) but I am a big one on recycling intact furniture to our local Habitat and Catholic Social Services organizations to avoid good stuff ending up in the landfill and donating canned goods to our local soup kitchen.
