And in all my leases, I have a clause about repairs, and the tenant must pay for any repairs/service that is a result of their actions (like if they clog the toilet w/ too much tp, clog the shower drain because they didn't trap the hair, or... screw up the central a/c bc they were running it in colder weather)It's unfortunate, but many renters, whether they are low income or high income, feel perfectly OK with abusing the house because they aren't paying for it.

That raises the hair on the back of my neck when those are the first words from a prospects mouth, but we have to live with that and then the mess they make in the toilet and on the floor.

There was extensive cat hair and they didn't change the air filter like they needed to; so, cat hair was getting into the unit. 

However, if I had to do it myself, it would cost $5-10 to pick up a window insulation kit for Home Depot and maybe $15 for a hair dryer (I don't own one.)  

It's a slim piece of plastic, with a few barbs on it, and people use it to pull hair out of the sink drain.

when you say failure in what context.. they did not cash flow as thought.. or you actually lost ALL your money or just took a little hair cut.. there are all sorts of levels of disaster from what i see people post about.. 

Splitting hairs on the rate and balloon mean nothing if you own nothing at the 'buy'.
