With water, you only have one shut-off valve at the curb, so if one tenant doesn't pay the water company shut things off at the curb - affecting both. 

Land = $47,500, street, curb/gutter = $75,000, and cost of development = $150,000 ea.

That will quickly add some variety to the colors and really punch up the curb appeal I think.

If you are just buying a note they refer you off to places they use etc.I am being very vague here and it was a few years ago for my research so maybe things have changed.The way they curb risk Is I was told they have tons of notes and some lose, some break even, and some do very well with returns.

If this is a spec, that would be kitchen, baths (particularly master) and curb appeal. 

I've always jokingly told my husband that if that house ever went up for sale we'd have to buy it because the badly kept yard affects my current rental's curb appeal.
