Aside from building trust and relationships, knowing what your investors are looking for and generating leads....I think the most important thing is getting your number right.

We were lucky to connect with an investor who was looking to sell.

But for the most part the meetings are lead by local investors with nothing to sell.

Though the upfront fees are definitely a factor, if I could share my experience (both as a lender and investor)...APR is meant to be an annualized reflection of the total costs incurred over the duration of the mortgage. 

This deal was on market but was overlooked by most investors who either didn't understand section 8 programs, landlord tenants laws, or underestimated the current market rents because the rents in place were so low.
