Hey everyone, I converted my previous residence into a rental and have a VA loan locked in at 2.75% for 175,000. 

When you can buy properties like this, you can get almost 100% of your money out of the property, convert the property into a long term rental loan, with a DSCR Loan (Debt Service Coverage Ratio) where we as the lender look at the property and if it cash flows, and that is expressed as a ratio, for instance if your Total Loan payment including Principal, Interest, Taxes and Insurance was $1000/mo, then you would need a rent of $1200/mo and you would have a 1.2 DSCR Ratio.Here is an example of a cheap duplex https://www.zillow.com/homedetails/732-Broad-St-Menasha-WI-5...

So offering those who don't want to go under, mandate they need to convert __% of inventory onto Gov. subsidized housing....... 

I.e. what if one doesn't get along with the other-Any benefits to trying to officially convert it to a duplex with the city if it is zoned to allow MF?

Tell them you need a construction loan, interest only, to be converted to a SBA loan.  

This vacant lot was sold to McDonalds.A condo where it's parking garage was worth more than the price of the Condo.If you can see a use of a real estate for sale that is not obvious, there is a chance that you can make money by converting it to a higher use.

My leases do not convert to month to month.

Some association have volunteered to convert from a group policy to an individual policy format.  

Can they be converted to STRS?
