I've contemplated MH rentals and will look more closely at it.  

I had been contemplating investing in mobile homes, but was unaware of the 15 year cap by conventional lenders.

I am contemplating pressure washing it, and painting it a tan or something more modern/appealing.

I have been contemplating about taking that course as well.

They don't care about whether you are cash or getting a loan, amount of earnest money (as long as it meets their guidelines), etc.So any time you are contemplating purchasing an REO (a bank term for Real Estate Owned to differentiate between a distressed borrower in the foreclosure process), focus on maximizing the amount that the bank will get after fees, etc.Typically they won't go back and forth.  

I have also been contemplating aiming to do one or two flips per year. 

Even the worst weed gets purchased and the market is quickly moving towards edibles and vape products.I see the civil asset thing to only be an issue if you are contemplating illegal behavior. 

Hello,  I am interested in Apartment building investing however I am 52 yo and have a Full time job in healthcare,  I have access to capital via a HELOC and was contemplating investing in a couple syndication deals.

To get some cash from the equity of the Condo and purchase property #2, I have contemplated the refi-cash out AND the heloc financing options.
