If, in Landlord’s opinion, the pet(s) has injured or disturbed others, or has damaged property, Tenant must permanently remove the pet(s) within fifteen (15) days (or sooner in the case of an emergency) of receiving written notice, and failure to do so shall constitute a violation of the Lease Agreement, and may subject Tenant to eviction.

I thought conservatives were supposed to be big on ensuring that the government doesn't use its power to suppress the Constitutional rights and civil liberties of its people...Though if you believe Tim, shooting an unarmed, handcuffed guy in the back is not really a violation of any rights or liberties if the person doing the shooting is in a high-risk job and has to wear a bullet-proof vest to work every day.

This would constitute a cap ex (capital expense) and there are many of them, not just the roof.Vacancies, repairs and maintenance, tenant damage beyond the security deposit, property management (does matter if you self manage, you don't work for free so you still must calculate it as a cost in your numbers), accounting, advertising, utilities, and the list goes on.From what you have posted on numbers, I can assure you his is a cash flow loser.
