Many investors get their license for access to MLS and/or to save money on real estate commissions when they buy & sell.It's a good strategy, but only if you are doing VOLUME!

A "lake house" might be in a residential zoned area where a commercial use would be prohibited or at least require a variance (approval) to make an exception.

I would underwrite both options, I would look at commercial syndications, etc. but most of all DD on the GP.

There are also a lot of different options in real estate to single family residential, multifamily, commercial, NNN and then being on the debt side of being the lender which has cash flow but not appreciation. 

Honestly, upgrading to a commercial-grade stackable setup like Speed Queen or Maytag might be your best bet.

Class D - worse than Class C with a lot more crime.It was on another post someone said we shouldn't categorize SFH or any residential 2 to 4 units as Class A, B, or C and that classification system should only be used for commercial.

That was when I learned what CCAP in WI is, and it has been a great tool ever since (online access to court records).
