@Andrew Combs  A lot of folks are being priced out of Ferndale and and they are moving to the next door suburbs.  

I would agree with looking over that lease with a fine toothed comb, probably more than once, maybe theres something in there that shes not doing, or is doing that she shouldnt that would allow an eviction.

I was just combing through Myrtle Beach posts as I'm a local Realtor and Mortgage Broker in the area and wanted to see if you pulled trigger, and if so, what property?

Also, look through the revenue with a fine tooth comb.

These include combing through and acquiring as much knowledge as possible, listening to several podcasts, running property deal analysis using active listings and meeting with my realtor (he listed my house previously and so I have a relationship) who has configured me for MLS alerts for multifamily as well as non-multifamily alerts.

Looks like a decent investment, but be sure to comb through those HOA financials.

For instance, in ri a 2 family needs smokes, 3 family needs a hard wired alarm system, and a 4 unit needs sprinklers (if it's converted from a 3).I've had a few clients hire me to comb through the code to figure out what they'd need to do to make these conversions-- regulatory officials usually tell you the most restrictive (and easiest) answer.

If I were starting over I would comb the forums and make a list of place names that you see repeatedly showing up.

But when comb the neighborhood using zillow ,the houses about the same size ranged from 15K to 60 K.
