We let a whole generation grow up believing that getting their hands dirty was shameful, that henceforth the Republic would no longer be built by "men and women who are willing to work", as Whitman put it, but by a bunch of beaten-down schmos huddled in grim cubicle farms, sniveling about their papercuts and the tea selection in the break room, hoping their boss isn't monitoring how much time they piss away on Facebook. 

Include a basket with coffee, tea, sugar and creamer.

Coffee pods (a lot of them), teas, creamers etc.Most of the things you buy like this you buy once at the beginning of the season, some throughout the year.

It works for some but just not my cup of tea.  

You can't have the buyer popping in for tea unannounced every few days.You should have no problem scheduling a building inspection and, if warranted by the findings, a structural or environmental engineer.
