Once we are done w rehab, brokers do get back the listing from us at full 3% listing commission or get bonuses when we decide to hold.

I am not talking about bonus depreciation here.

We have used work bonus payments, tax returns, and inheritances to get down-payments.

They are buying flips, ADU bonus program, extensive value adds (near development efforts) mostly purchased off market. 

The good news is that you will qualify for 100% Bonus Depreciation.
