When doing rental comps, I use the MLS, Zillow, Rent.com, Conrex, Evernest, and about ten other property manager websites that are local brokerages and manage over 100 homes.

Do I need to work for a brokerage to make that happen?

Honestly for me, I moved away from wholesaling and just built a wholesale friendly brokerage instead.  

I don't know, lately I've been thinking if I would still want to be doing this whole landlord thing in the future and therefore trying to figure out if there was an tax convenient way of liquidating all rental properties and live off a brokerage portfolio.
