All triple net have rent increases in primary term except pharmacy ( I have seen pharmacy have rent increase but then cap rate starts at 5 instead of 5.5 to 5.75 ask so blended cap rate is the same over the primary term ).

The problem with doing something like you have here is we have 12x12 grey blend tiles on the floor (which would be ugly in a shower) and we don't want the shower wall tiles to clash.

Also you can blend it with clear polyurethane if your floors are a "little rough" but not so much to warrant full opaqueness; that way a little grain shows through, which gives it a little nicer appearance (in my opinion).

Your property has issues.To take those issues on for an investor or group requires a certain price point in selling.These reports you mentioned are usually MACRO and mean nothing as it is a blended rate with varying properties that are similar but very different as well.Unless this report was a MICRO report I would not give it much weight as to what CAPS are trading at.
