If not then press them in court, get judgment and file a garnishment against them to get your money back.

You can get more than that in the market by doing nothing more than pressing submit and forgetting about it.  

Unfortunately with iBuyers like ZillowOpen, OpenDoor, and more - many properties that were good finds for investors are now being purchased with cash by these deep-pocket corporations and warehoused.I recommend finding a realtor who works with investors to add bench strength to your search.

There was a lot I thought we could get done on a shorter timeline, but once I realized that there were bigger more pressing issues that needed to be addressed before we could fix the things I thought needed to be fixed, I realized that would eat up my budget, and kill my time line.

@Chris Grebeldinger You'll be hard pressed to find a multi family in an A or even B class neighborhood, especially in Indianapolis.

I dont want to flip because I would feel pressed for time to get it done and I work a full time job.

I think you'll be hard pressed to find anything that will cash flow in Austin. 

I send them a final email the day they arrive and try to troubleshoot problems the moment they come up (smoke alarm was beeping last night for our current guests but I told him to press the right button to stop it). 

i do all the time, would be great to partner with someone that does that line of work like with @Simon W. but I just outsource to bench
