This year, I finally made the leap and purchased a duplex and a SFH, all rented, all cash flowing beautifully, but have a question in regards to business structure and setup. 

Compound that with a squirrelly seller and tenant, and you’re not just seeing red flags, you’re being beaten about the head and shoulders with them. 

The appraisal indicates the rents will cover 1.1 of the PITI, and the credit is good, with 20% down, solid savings, and a W2 earner (a beautiful lending profile).

I am working on a website right now that will highlight data from the SEC for those funds that have red flags.

There was a guy on BP who tried to get one going down by Colorado Springs awhile ago called Bonsai Village and got as far as buying the land, but could never get permission due to NIMBY neighbors  and it got stalled in legal red tape until the  land eventually ended up being foreclosed on and turned into open space.

I started using "Atto" a few days ago for 2023 material participation logging and I like that it has a big red/green start/stop button.

Additionally, the property I have for sale is located in the 48205 zip code, which I later found out is considered a "red zone."

At the end the beautiful thing is not the destination but the journey.

There is a $50/stay fee, but with the size of the homes and the beauty of the community, Big Bass warrants the cost.
