:Am about to bid on a project larger than my capacity, If I'm interpreting this correctly it sounds like this project is a bit of a stretch for your current bandwidth, if not beyond the ability of your current organization.As an owner, and with my experience with GC's, if a project is larger than what they can handle I would hope there would be a professional courtesy to simply bow out and say you're not able to fulfill the requirements of the project and give it to another group who can do the job to the specs within the budget and allotted time.

If you want to go straight at entrepreneurship out of school than a bachelor's in RED would be handy in doing spec homes.

We won't be at scale for importing construction products unless we are doing a lot more volume than currently doing so I am interested in reaching out to other investors doing volume to subsidize our own and begin importing containers of common builder spec materials.

If you look the property up on the county tax assessor website and it doesn't give the specs but instead says "merch apartment" then you have to do a commercial loan on it.
