Tidbits of what we know:It sounds like 3 program participants would stay here (potentially alone without supervision, and plus we don't know the participants yet).The participants have a highly structured day where they would leave early in the mornings (the business states that they're focused on keeping these participants very active and doing things).The business also said that the house is kept very clean, as the state can do a surprise inspection at any time.Perhaps my first question is to Jorge from the OP - did you end up renting to the company?

and pay them off with that, BUT if he were to sell the property, he would rather much sell it to us (his family).so my question here is if I were to bare interest in buying his property (it would be my first) so it stays in our family line, what would be the best way to purchase and finance it (possible house-hack or LTR if I were to purchase it) ?

While MOST people with pension plan investing who want the higher yields of private/hard money loans would either (1) purchase existing notes from note brokers or (2) participate in partial notes via brokers or (3) invest in sponsors high yield note funds there are some do it yourselfers who choose to invest in loans independently.
