At the end of the day, I do see a value in the general education side of many of these guru's, but education, if that is all they are providing without actually helping get your business off the ground, is only worth a flat fee, and it is not $540k, as you not this group is asking for.  

Most traffic will be on Zillow or MLS.I would try Zillow first, if not enough interest I would do a flat fee MLS listing.FB groups national and local for STR's would be another free place to advertise.

Food wise I just do olive oil, spice rack, table salt, black peppercorns with grinder, baking soda & powder, and microwave popcorn. 

Whether it is flat fee or percentage, the seller is going in know what they will be paying to sell the asset and factoring that into their asking price. 

you can challenge the value with an accountant, appraiser, etc most markets have a person who charges a flat fee to lower it. in Columbus Ohio most of the people that do this have a guarantee to lower it or it's like half the fee 

Eventually there's going to be a site that's good for owners, probably a flat fee model, free for users and the savings will destroy VRBO and Airbnb.

Really wish realtor fees were flat rate for leasing or at least 2 weeks rent vs 4....I have a nicer unit but it's by no means "luxury" and it will rent in two seconds with no real marketing needed...definitely not 4k worth of work for a realtor imo...
