I will look at a few factors, rent for area, total mortgage payment with property taxes( which can be crazy in Detroit), investment in neighborhood, I like looking into places where they are building homes and apartments that attract young professionals or families , and also looking at potential to make a single family home into a duplex or something can add an adu or transform a basement to a studio apartment!

The second of two homes I bought when I sold the rental, I would have bought a more expensive one as the one I got was close to the university and tended to attract students which had higher turn over (though it may also be my local market).I'd also look up how to do a 1031 (I think that is what it's called, I'm not in the US) where you defer capital gains taxes on rentals by buying another within a set period of time.

And a lot of start-up companies are migrating to this city as well because of the OSU campus that has thousands of talented students graduating and looking for positions locally.Everything that’s going on here in Columbus is attracting investors and other businesses from all over.

At some point bank has to know their customer and will ask why I get all these $50,000 checks, but no spend. 

This helps streamline the process and attract qualified tenants, while still allowing them the chance to view the unit before committing to an application.

There are likely at least subtle differences between those proposals.In terms of good and bad experiences, you won't find an insurance company that doesn't produce happy and unhappy customers.  

Of course, if somebody wants to do an MTR in the high season and at a very attractive rate, you might as well take it.

I think using a value outside of that is going to be tough to defend if you are doing a cost seg, which already attracts quite a few audits.
