Thankfully, I am using it to fund a new construction for the next 10 - 12 months so hopefully it's temporary.

I currently have two VA loans out one which I am using as my primary residence in San Diego (Town Home) purchased 1 year ago.

I am using my own cash completely to help me acquire deals and I am looking for a lender to come in after I already got everything lined up so I can close in a few days and get my cash back in the following few weeks. 

I am using the cash value of my life insurance constantly for investments. 

From my research I found that if I where to sell only 1/3 of the profits would be tax free since that is the % of the property I am using as personal residence. 

Whenever someone doesn't have it there is a follow-up of some interesting stories I'll listen to if I have time but it is more for amusement. 

In my mind, I am using this to educate myself for future properties.

I am using a hard money lender.

This is where I really have a problem with wholesalers as I am use to their rehab and exit value numbers being consistently way off (usually intentionally to make the deal look better).It is certainly my hope that more continue to educate and even more so that new members looking to wholesale spend some time researching and reading rather than taking the easy road of asking the same question already posted and answered 1000 times on BP.
