I will say you do enough underwriting and something will eventually get missed (my last rehab was my first to go way over budget due to various reasons so I am not perfect).  

@Drew Poniewaz  I just mentioned a range of reasons why zillow and craigslist delete seller financing ads. 

Most of the appreciation you’ve realized is actually inflationary impacts, not necessarily appreciation.

This is an interesting idea - I've actually thought about it a lot lately. 

After talking to support (who were actually quite responsive and helpful), they told me I had to publish the ad with only one photo first and then re-post the ad with additional photos later to force the first photo to be first.

Generally speaking there is a reason why Condo's are of larger size.

It is actually the only thing I do. 

I'm born and raised in Iowa (actually a suburb of Des Moines), I now live 2 hours away in Cedar Rapids, because I like this market better.  

Pretty reasonable cost too. 

(Example: from the time the county issued our D.O. to the time the actual building permit was issued, was about 90 days).
