Hello, I own and live in my primary residence in Hawaii and I am buying an investment property in Las Vegas with a DSCR loan, which will be a LTR. 

If you're in LA, the most logical area in my mind is Las Vegas for a lower barrier to entry, strong appreciation, much more favorable landlord/tenant laws, still close to LA, etc. 

Seen this pop up on several “top 10 trends going out of style in 2022” type articles.
