You do have to uncover a lot of owners since they get bombarded by calls.

Why not try to uncover deals yourself for max profit?

Fixing the leaks will be relatively straightforward (replace vanity and kitchen faucet) as the inspection did not uncover major damage from the leaks in the crawl space, however this needs to be addressed.

Fight over who gets to park under the car port, who gets to park on the uncovered driveway...wants me to assign parking, no...you guys work it out.  

Currently we're looking at the Tulsa, OK area but have been also checking into Henderson, NV and areas outside Dallas county TX, and of course still holding on to the dream that we'll uncover a deal locally here in North County :D Interested in talking with anyone with tips/knowledge, as well as other newbies just to talk about learning experiences, starting tactics, etc.

IMHO that is less important than understanding how to uncover profitable deals, evaluate them, & how to actually execute & operate. 

So I just uncovered a much better route.
