Managed by a PM company. units 1&2 have been occupied as $1295/m for 2 months. unit 3 in eviction process (close to the end). ads for unit 3 has been out for two weeks, and no potential tenants yet. unit 4 has touchup work going on for market ready soon.

Based on how well it holds up, odds of wear and tear ect..Like I'd think a bathroom reno would be okay to do early on, and would just need touch up paint 2 years down the road.

I just got what seems like an abnormally high estimate of 10k to touch up each unit in a multi-unit complex when renters move out.For background the building is in Columbus, Ohio and each unit is a 3bed approx 850 square feet.

@Horacio Gutierrez low cost renovation tips:-no carpets, vinyl planking works great through out entire rental (including kitchen and bathroom)-fresh paint on all interior walls and trim and new outlet covers on each outlet-service/replace furnaces and water heaters depending on age as these typically fail at worse possible times -add door stops on each door-kitchen cabinets usually can be reused, a paint touch up can go a long way

That sounds like a investors dream Jay...I bet those home in Charleston were pretty run down so good strategy to just give em away to make way for new construction. there are some dealer and auction sites that i looked into that have them for very cheap and most are out on the east coast and south east to be exact. free to 1k sounds good, then i can do minor touch up work and get them ready for a tenant buyer.

We installed new flooring, paint, appliances, repaired a staircase and minor touch ups to each unit, filled 2 empty units and bumped the rents on the 2 occupied units.
