Symone,Spring hill is a great place to to buy real estate and it was a hotter market back in 07/08 before the market went upside down. 

An inspection may not be a bad idea to to make sure your bases are covered for major issues such as foundation, roof, mechanicals and etc. 

My market is hot, but I’ve still been able to source some things that for various reasons have either sat a while or I was just able to utilize negotiation and holding firm on what price I was willing to go to to work to my advantage.

I think you’re going to be spending Way too much money on Reno’s/additions to to take any chances trying to save $10k or so.

I take 20% of every payment and transfer to to a savings account linked to the account for the rental.

I assume the debt should always be covered by tenants however more is needed to to gain the cashflow from a handful outright.

I am new to to the area so also looking to network with others investing in the area.
