I often read that one should seek a commissioned sales role because your comp is uncapped and that has served me well. 

Me and my wife are real estate investors and we live in San Francisco and both of us are in tech and do a W2 full time job.

However, I don’t have a US-based W2 (but work full time for an American tech company in their London office). 

Demand is very high, both for rentals as well as for sale and this is probably not going to change.

That typically puts your rent to sales price around .75-.8 ish give or take but these areas tend to appreciate more consistently from what I've seen and the rental clientele is more consistent. 

All the major PMS platforms have hundreds of reviews on there and you can get a great sense of what will and won't work for you without having to sit through 5 or 10 sales demos.I discovered both OwnerRez (for our STR) and ThinkReservations (for our hotel) on Capterra.

It’s crucial to conduct your own due diligence, especially when it comes to rent comparisons and property sale prices.

I also don't like funds for the lack of transparency (no DCF, no rent comp, no sales comp, no sensitivity analysis etc) even if properties are already identified.

I did check Loopnet and it's all listed for sale by brokers and agents, so I don't think it is off-market -- right?

I’d look into the cost of a 500 sq. ft. garage and compare it to the potential boost in sale price.
