It is currently rented about 15% under the market rate.Shortly after the tenant moved in, he has been asking about the windows in the house about them being single pane aluminum windows and they are not efficient.

I've been having issues with bigger pockets changing the formatting so I appoligize if it is hard to read:I can give you some general info on insuring the property:Here are some things to lookout for from an Insurance prospective:1.Any in-ground tanks (active or inactive)2.Any Knob & Tube or Aluminum Wiring3.If built before 1978, does the building have Lead Safe certifications4.Any wood stoves or secondary heating units.

You're probably right on target with the 20k number - though the only exterior paint needed is the soffit and fascia - the rest is aluminum siding and a brick foundation and front porch.

It has tow new furnaces, newer water heaters, newer roof, and mostly new windows and aluminum siding....so pretty low maintenance :) We got 6 months rent up front from one of the tenants, but that is a story for a different thread ;-).I have a big list of our next potential prospects, and am meeting with a potential private lender this week also to see about financing further deals.Here's to more sucess for all of us!
