We have been in the vacation rental space for 8 years with a 5 star rating in 3 states.

On a scale of 1-5 stars, I give it a 3.5.  

Knowns: ground will be rock, no overhangs, typical 8ft fence with one automatic gate with key pad entry for both entry and exit, lighting and video surveillance. 

Dirt road wont cut it.. you will need at the very least gravel and depending on soil type you may need to put down big rock first like 3 inch then build a base of 1 inch minus on top of it so you dont sink. 

Older buildings likely have nothing but one layer of sheet rock between the floor boards/joists and lower level units.

Once you find one good contractor they typically know other "rock stars" in other trades (electric, plumbing, etc...) that you will also need.

If every property was priced at the rock bottom number right off the bat, investors would never have a chance since owner occupants get the first crack. 

Another said they were verbally assaulted on the street away from our home; they still gave us 5 stars but the content posted is bad. both aren’t in our control but Airbnb isn’t taking them down. we asked them to take down the 5 star because what she said in the review was awful, but they said it didn’t violate their policy.

So I want to sell this property in Lagrange,Ga and just get some of the commercial potential price out of it so I can build a home closer to family.Anyways their is a famous firearms manufacturer that is moving to Lagrange which is a 100 million dollar plant .I have a feeling they may want to buy more property for a future expansion which they are stuck in a rock and a hard place because the county owes the land on one side  and the rest is just a old subdivision which if you bought the homeowners out you can squeeze this company for more money.How can I get a investor cash buyer only see the potential on this property and they can hold it and squeeze them till it hurts,I just want 500k for the property you could rent the house till the company comes knocking at the door.
