Ideally I would like to have living quarters possibly as part of an investment in the Fort Mill/Charlotte area, but open to whatever is the best use of the money I have.

@John Underwood your post is spot on.I have checkbook IRAs for my wife and I and they only cost $20/quarter by the custodian. 

Binghamton water/sewer sent me a quarterly bill for $85,000 on a property that is worth $120k on a good day.  

And, depending on your water source, a well permit and quarterly testing for the Brevard Health Department.All the permits total around $500/year.I own several units in the Melbourne Beach/Space Coast area so I'm familiar with the local laws if you need some more info. 

Put the quarter you bought your house in 1995 and 100k as purchase price.

Make sure they have to give updated business and personal financials once  a quarter or at least semi-annually to annually.

P and I would be under $700 and other side is a 1700 sq ft 3 bed 2 bath with a quarter acre fenced yard that should rent for $1100-1200
