The only other fees I have had have been for wired funds, cashier checks, expedited or overnight mailings.

Bearing in mind that I have an additional expense of a property manager, I've been in the "get rich slow" camp, looking more towards the future. 

Look up Lloyd segal’s boot camp I would think about attending tons to learn from him.

Overnight the ceiling in the main floor bathroom of our four plex collapsed due to a water leak.

There is an investment club in Irvine I would recommend and Lloyd segal runs a weekend boot camp in so cal great info and wonderful for networking.

I work over nights so I got about 10 hours of podcasts 6-7 days a week to work with ANY suggestions would be great as I am starting to run low I feel my first property IF I can cut any risk out via making huge dp, or picking the minds of people that have been there and done it so to speak will put me miles ahead of the guy that just takes about it:) sooner or latter the right deal will fall into my lap and I will run with it P.S.
