I've found a marble to be helpful on occasion, since some of my areas tend to have some foundation issues and its not always easy to tell just by walking around and looking.When you get to the accepted contract stage, then you break out the tools and start looking closer.

Though I've had several occasions where the title search didn't catch the restriction, and therefore the closing attorney wouldn't have enforced it (in all these occasions, I was waiting until after the restriction period but the title search was done within the period, so this should have been flagged).Btw, I didn't realize that a 60 restriction on cash purchases was the new norm for BoA REOs (as Dvorah indicates above)...seems weird that they'd only put this restriction on a cash purchase.

On occasion, if we know the exact market well, and have build something recently, we might offer for land without a proforma, but that's a very specific situation with our having prior knowledge of projects that we've done recently.Given what I see here, can I make the suggestion that you use your BP network to find someone with the knowledge that is needed here to partner up with?
