Milwaukee home prices have doubled since 2015 and interest rates are now 7.5% - 8.5%.

BTW - Zipcodes are not a great way to segment Milwaukee.

In my opinion, getting into rental property investing by buying a house and getting roommates is going to be the best bang for your buck you can get.Small multifamily in B areas of the Atlanta metro are going to be $300-$330k in West Atlanta / West ATL Suburbs and $350k-$400k in the eastern suburbs.

1000 bucks for carpet replacement seems high.

All I can say is that there are memberships that cost tens of thousands of dollars.What I tell people is find a local investor and take them to  a nice lunch for 30 bucks and see if it goes well. 30 bucks no harm no foul. 25,000 to a membership not working out possibly is a huge deal for many.
