Many wholesalers miss this because they’ve been taught by gurus to mislead sellers, claiming to be cash buyers themselves.

And I don't feel like I'm "missing out" on anything, because (a) I'm still close to BK and NYC by car or public transport and (b) there are plenty of things to do and places to eat and drink across the river. 

Second, there's likely to be more confusion or missed increases.

With Passco who missed a projection, they discussed what changes they have made and are making to correct the situation. 

But I would be missing items necessary for taxes, etc.

@Errol Graham you're in a tough position - too small for better software systems, but getting too big for spreadsheets.Stessa may be a decent option, as you should be able to track your accounting so you don't miss something or double enter a bill.Depending on the cost of QuickBooks, you may want to look into Buildium.
