House hack another property with a low down payment loan and use the remainder or the proceeds to either renovate or purchase another investment property?  

I would push for very low or no money down but having a Realtor that needs to have their fee paid it may still not work.Look up the owner if possible through truepeoplesearch.com and call them up directly.

I own 4 two/three flats bought between 2013 and 2020 in Forest Park, Illinois, at low interest rates and prices in 200000's  They cash flow nicely and prices have increased a lot. 

and you will have many many applicants assuming the quality of the rental and the rents requested.  

Would you rather set it and forget it and not need to refi again or rather take advantage of low/no closing costs on this loan and plan to be more aggressive on your rate at the time of your refi?

When I got suspicious, I asked my realtor to send me a copy of the funding letter which was on letterhead & had the name & phone number of InsulaI do believe two of the partners went with them due to the low interest fees.

I appreciate the reminder as well that if the gain is fairly low then it may make more sense to just pay the capital gains taxes now versus 1031 exchange.
