I see talk about LO to eventually sell to end buyer, but I haven't been able to find anything about using LO to control the property and just lease it to someone else.I am looking at a property that is a short sale close to a college that would be great for a student rental.

Might be 15 in this whole area and I'm sure none have sold within a year around here, most are French provincial, English tutor style, contemporary around here went out 20 years ago. 5,000 sq. ft. and price is guessed at by the daughter, (a PITA who thinks she knows RE, an agent in Texas 20 years ago) telling mom it's 500K after her renovation, the daughter painted cabinets in pastel colors.

The house has French drains, so with heavy rains, there are areas that sweat, but in the 2.5 years we lived there NEVER standing water.Through all of this, there have been multiple texts, emails, and phone calls complaining about everything, despite the fact that they've done NOTHING to mitigate damage, such as putting down fans to dry the hardwood floors / ceilings.

Having a drainage system (french drain / sump pump) to prevent water from sitting on the glued down planks might be a good idea.
