I find that converting the property into a duplex is a lengthy and costly process, and I want to start renting it legally without going through a long process, because I've spent for rehabs and don't want to put in more for now.

Yea I have spent many yrs in analysis paralysis looking for that right brrr 70 cents on the dollar etc and just decided to go brand new on my own raw dirt and build a floor plan that I like.

All of the other major plumbing/wiring costs were the big $$$$ ( I spent 30k+ on the electrical alone including the panels).

I consider the time I spent trying to learn this software wasted unless I can save someone else from doing it.

In their super funds and so on.. props I know they spent 70 to 80k on and then were selling for 10k to my clients.

Consequently, I find myself in a predicament where I cannot recover the funds already spent to proceed with the project.
