The house in this market would be 135-140k - what would you offer as residence or two rent and hold..How did you arrive at this..?

I did include comps to show how I arrived at the ARV, plus a detailed breakdown of repairs, but I didn't think to include a breakdown of holding costs, staging costs, etc. on the buyer's side.

In my market the buyers come out in droves when the first warm weekend arrives.

As I was arriving to the property the crew was leaving except one worker who was staying behind to put the final coat of clear on the floors.

I did not introduce myself as the owner of the property when he arrived, but I did let him into the neighbors garage, where the furnace is.

I only wanted an ARV to plug into my wholesale formula to arrive at a price I can home under contract.

I set up an appointment with him for the next day and when I arrived he said that his real estate agent told him not to talk to me anymore.

Basically, no preemptive help or suggestions to prepare for his arrival.
