This house has several major issues wrong with it but there are 2, I am unfamiliar with. 1.

I am considering buying a property in Spokane that includes two separate housing units. 

would like to buy the secondary house from myself through my llc, and rent it out, and use the money that I made personally to pay off my primary residence.

Property #1 is a turnkey, fully rehabbed 2/1 1000sq ft house in a location that will rent for $1200.

It's a 3 bedroom house and we plan to use technology such as a smart lock, WIFI exterior cameras, and a smart thermostat.

From my experience working with over 400 investors, I’d recommend starting with house hacking—ideally a fourplex if you find a good deal, but a duplex works too.

We plan on living in the house and doing most of the fixes and renovations ourselves.

Improving grading or having downspouts drain into pipes that move the water away from the house often solve the majority of issues. 

Does he want to use the house?
